Created in 2015 with a focus on conservative Iowa multi-family real estate, Heartland Investment Partners has been the multi-family investing answer for busy Entrepreneurs, Executives, CEO’s, Founders, Physicians and Sales Leaders that expect not only results but also the protection, insulation and tax savings that only Iowa multi-family can offer.
Founded and led on a straight, simple, “BORING IS SMART” approach to multi-family ownership and investing founder and manager Darin Garman has used his 32+ years of experience with SKIN IN THE GAME investor, owner, broker, and manager in over $1 Billion in multi-family ownership transactions across the state of Iowa. Darin also has experience as a former Iowa bank owner, board of director member and credit committee member.
Currently, Heartland Investment Partners owns over 1200 units across the state of Iowa and has been the home to hundreds of investment partners. Heartland Investment Partners will be continue to grow and expand through one of two funds in 2026. The first is our Heartland Investment Partners (HIP) fund that has over a ten year track record and results that busy Founders, CEO’s, Entrepreneurs, Physicians and Sales Leaders have come to expect.
The second is the Heartland Opportunity Fund which focuses on discounted purchases of multi-family assets from cash / liquidity strapped operators due to internal and external conditions such as rising interest rates, rising insurance rates, increases in property taxes and poor management of the property the asset. Darin Garman has already been working on steeply discounted purchase opportunities that when successfully vetted will become part of this ‘higher risk higher reward’ fund.
What has been foundational to Heartland Investment Partners over the years has been Darin’s Multi-Family Triangle. Darin developed the Multi-Family Triangle years ago as an answer to achieving unconventional multi-family ownership and investment results as each of the sides of the tringle, when working together, supports one another. This gives much more power to a multi-family investment than what most investors have ever been exposed to.
